Metro Denvers housing market experienced a significant slowdown in November, with new listings dropping by over forty-one percent and sales falling by twenty-three point four percent compared to October. This decline in both listings and sales is a common seasonal pattern, but the drop in new listings was even greater than the fall in sales, leading to a fifteen point nine percent decrease in overall inventory. Sellers are hesitant due to low mortgage rates, while buyers are cautious due to economic uncertainties. Despite this, homes priced appropriately are still finding buyers, even in the higher price ranges. The time homes spent on the market increased to thirty-six days in November, up from twenty-eight days a year prior, and nearly seventeen percent of pending sales contracts in Denver fell through in October. The median price for a single-family home in November was six hundred forty thousand dollars, a slight decrease from October but still up slightly from last year. Condo and townhome prices saw a more noticeable dip, falling two percent monthly and seven point three percent annually, largely due to higher homeowner association fees and stricter borrowing rules.
